How to sell in this market?
There are a few things you, as the homeowner can do to sell your property faster:
- Pricing- Selling your home on the lower end of the neighborhood is the best way to sell your home faster than your neighbors. If your neighborhood is averaging $60 square foot then you need to sell your house at $57 a square foot. Everyone wants to feel they are getting a great deal on their purchase.
- Cleanliness: You want the house to be in excellent showing condition when buyers come by to see the house. Be as detailed as possible; dust, power wash the outside of the house and fence, wash or paint the walls inside the house to get all the finger prints off, mop, steam clean, etc.
- Put the dog up- The best thing to do is drop the family pets off at a friend’s house. If you lock them up outside it will detour people from wanting to see the back yard.
- Fresh Paint: It smells nice, cleans the dirt off the walls.
- Get rid of the clutter- my best advice is to visit a new model home and see how they layout the furniture, pictures, on the wall etc.
- Take down the family picture: The buyer wants to imagine themselves in the house not the previous homeowners.
- Take the pictures, cards, and anything else that is on the refrigerator.
- Mow the yard, pull the weeds, put the trash can in the garage, the idea is to increase the curb appeal. If the house has no curb appeal the buyer may not even bother getting out of the car to see the home.
These simple tasks will help sell your home faster and a lot of sellers do not take the time to make their house sellable.
