Inspections
Disclaimer: You need to get an inspection on any house that you make an offer on. Also, I am not an inspector what I am going to tell you to check for is designed to help you decide whether or not to make an offer on the house. The following are only a few points to look at:
- interior walls- check for cracks by the top corners of the windows, doors, and closets. Look for a change in texture in those areas. If there were structure movement and the cracks were covered up you might see a change in texture.
- Look at the floors: Is there cracks in the titles, movement in the wood floors, check the floors and trim by the front and back doors. If water had ever entered the house you might see damage in these areas.
- Check the floor in the bathroom: Can you see any damage to the floors? Or on the bottom of the walls due to flood from the toilet, sinks, or bathtub. Check the toilet? Is it loose or is bolted to the floor?
- Check under the sinks for water damage: If the dishwater, sink, or garbage disposal ever leaked then there will be damage to the wood under the sink. Check the bathroom sinks also?
- Check the walls and floors behind the washer/dryer. Is there water damage to the wall?
- Check the interior doors? Do they close right? Are they straight when the close? If you open the door half way, does it close by itself?
- Check the windows do they open easily? Do you see water damage by the window seals, and the bottom corners?
- Check the water heater: Check the sticker? When was it made? Was it recently changed? Is there any water damage under or around the heater?
- Check the A/C unit: Is there water in the pan under the A/C unit (normally in the attic or in the garage)? Can you feel air around the seal (looks like metal tape around the A/C unit)?
- Outside: Check the siding. Is there damage along the bottom, around the windows, soffits, and/or doors? Is there water sitting in the yard or does it look like there is good flow from the rain? How is the fence? Does it move when you shake it?
These are just a few items to look at. An inspector will be more in-depth. They will check all the outlets, roof, attic and touch on a few other points not mentioned above. Realize no house is perfect. You will always find something wrong with every house. The question is how many problems does the house have and how much does it cost to fix it.
